The Questions

1. Fill out your name, phone number, and email address on the contact us form.
2. Do you know when you are interested in starting and completing your house?
3. Do you have a lot picked out or purchased?
4. Do you have a set of house plans picked out or purchased?
5. Have you checked on financing your new home?

 

Having answers to these five questions will greatly speed up the building process.  But, don’t be intimidated if you don’t!  We can help you start from scratch if you email us with your contact information and the best time to call you.   After we have some of the above information answered here is how the process starts:

 

The Process

1. Visit the building site to establish any special needs and         
the orientation of the home on the site. 

2.DHS will go over your building plans you have selected to establish as much as possible about the way you would like to finish the house.  For example:  will you be choosing granite or formica counter tops?  What type of flooring would you like to use?   Do you want brick or siding, etc...  this will allow you to be able to move to the next step.  DHS can also help you select a plan and have them drawn up for a workable set to be used by contractors, inspections, and lending institution approval.
 

3. Establish a cost estimate for you and your lending institution.  Most will require you to fill out a loan application, have a building floor plan, a cost estimate to complete the home, and a building site picked out.

4. DHS will meet with the lender to establish that a   
construction loan has been approved and to receive payment instructions or draw procedure’s and forms for payment.

5. With the homeowner, lender, and DHS in agreement, the owner and DHS will sign the construction contract and the homeowner will make the down payment installment to DHS according to the terms of the contract.

6. If applicable, DHS will submit 2 copies of the homeowners plans to the city for approval and to start the permit process.

7. Once the city has approved the plans, construction can begin!!!
